Random Lake inks agreement for Woodland View Subdivision

Sheboygan County, WI - The Village of Random Lake and Scholler Development LLC signed a development agreement for the creation of Woodland View Subdivision, featuring a combination of condos and single-family housing in this Sheboygan County community. This agreement was signed on Wednesday, April 28th.  The Sheboygan County Economic Development Corporation (SCEDC) provided support services that were critical in finalizing the terms of this development. SCEDC Board Chair Don Hammond said, “Housing development has been identified as an economic development priority to meet the growth needs of our businesses and communities. We are excited to be part of structuring the terms of this agreement.”

 “We are planning the Woodland View Subdivision to be constructed over three phases,” John “Jack” Scholler of Scholler Development LLC said “The first phase is the construction of the condos and will begin immediately. The second phase will include the extension of the road off Lake Breeze Lane.”  According to Scholler, work on the single-family housing portion of the project is projected to begin in 2022. “The overall plan for the development is for 53 total lots with the first 15 being condos units.” Scholler noted, “the condos will operate under an HOA [homeowner’s association] and will offer convenience for people that don't have the time or ability to do their own yard work or snowplowing.”

As part of the development process, the Village of Random Lake created Tax Incremental District # 4 to support industrial, commercial and residential growth. “The Village of Random Lake wants to thank Scholler Development LLC for their commitment and future investment into the Village of Random Lake, stated Village President Mike San Felipo. “This project will spur additional investment and will increase revenue for the village to make much needed upgrades to our public infrastructure.”

Scholler Development, LLC ownership structure also includes Gordy Veldboom, who noted “This project is going to be a great thing for the Village of Random Lake. I have enjoyed working with the Village Board, Village Committees and Village President during the approval process and appreciate their efforts in making this project advance.” Veldboom brings extensive expertise in residential development to this project.

 “The Woodland View Subdivision project will greatly enhance the Village of Random Lake in many ways,” Random Lake Area Chamber of Commerce Executive Director Ted Neitzke said. “The project was well thought out. It will bring a long-needed housing boom to Random Lake. The plans also call for a park to be developed. This will make it a family-friendly neighborhood. The additional families should also increase the school district’s population, which has been recognized as award winning in several categories. 

“In addition, the subdivision will provide an option for empty nesters, who would like to stay in Random Lake, but want to downsize,” he said.

Scholler Development has enlisted Abacus Architects to serve as the engineering firm for the Woodland View Subdivision project. SEH, Inc assisted in the original concepts of the subdivision project and with zoning modifications.
